Can a foreigner buy property in Pattaya?
Yes. Foreigners can legally purchase a condominium (freehold) in Thailand as long as foreigners own no more than 49% of the total project. Buying a house or land is possible through alternative structures such as long-term lease or through a legally registered company. Reference: Condominium Act, B.E. 2522 (1979)
What is a Chanote and why is it important?
A Chanote is an official land title deed that certifies ownership. Without it, you cannot register the transaction. We always verify its presence and authenticity.
Can a foreigner own property through a company?
Yes — but it must be a legitimate Thai legal entity. It cannot be a "nominee" company created just to hold property. That is illegal. Reference: Land Code Act, B.E. 2497
How can I check if the seller has debts or a mortgage?
You need to request a certificate from the Land Office and verify with banks. We handle this for you as part of our legal due diligence process.
What taxes and fees apply when buying property?
You may need to pay transfer fees, stamp duty, income tax and/or withholding tax. These are paid by the buyer and/or seller depending on your agreement. We calculate and prepare everything for you.
Do I need to be present in person for the deal?
No. A notarized power of attorney can be used to complete the transaction through a representative. We prepare and register it for you.
Are there risks in working with a real estate agency?

How long does the property transfer take?
Typically, it takes 3 to 10 business days once all documents are ready. We coordinate all parties and manage the timeline.
Do I need a visa to buy property?
Not necessarily. But you may need a valid visa to open a bank account, register a company, or sign a long-term lease. We’ll advise you to avoid common pitfalls.
What documents do I receive after the deal?
The original Chanote (title deed), tax payment receipts, and the purchase agreement registered at the Land Office — all issued in English or with official translations.
